External Wall Insulation Grant Ireland — Up to €8,000 from SEAI
External wall insulation (EWI) is one of the highest-impact retrofits available — and the SEAI grant is among the largest individual grants for a single measure. This guide covers amounts by property type, who qualifies, the typical cost range, and the key steps to apply correctly.

Who Qualifies?
Home built before 2011
Must have been built and occupied before 31 December 2010.
No prior EWI grant
If an external wall insulation grant has already been claimed at this property, you cannot claim again.
SEAI-registered contractor
The contractor must be registered with SEAI specifically for external wall insulation. This is a specialist trade — verify registration at seai.ie/contractor-register.
Apply before work starts
Written grant approval from SEAI must be received before the contractor begins any preparatory or installation work.
Realistic Costs vs Grant
EWI is more expensive than other insulation measures — but the grant significantly reduces the cost.
| Item | Typical range |
|---|---|
| EWI installation (semi-detached) | €8,000–€18,000 |
| SEAI EWI grant (semi-detached) | −€6,000 |
| Your net cost (indicative) | €2,000–€12,000 |
Wide cost range due to property size, access, render finish, and contractor. Always get 3 quotes.
Consider One Stop Shop for large projects. If your EWI is part of a full retrofit (also doing heat pump, attic insulation, etc.), the OSS scheme covering 50% of all costs may deliver more overall than individual grants.
