FAQs
- Which SEAI grants might I qualify for?
- It depends on three things — when your home was built, your current BER rating, and whether you receive a qualifying social welfare payment. Most homes built before 2011 are eligible for at least one Better Energy Homes grant; homes built before 2006 with a BER of C or lower may qualify for the fully funded Warmer Homes Scheme. The grant checker reviews every current SEAI grant against your inputs in about three minutes.
- Do I need to apply before any work starts?
- Yes. You must submit your application and receive written SEAI approval before any work begins. Starting work — even ordering materials in some cases — permanently disqualifies you for that measure. The Windows & Doors grant has a documented exception: works ordered from 27 January 2026 may be eligible if you used a registered contractor.
- Can I combine multiple SEAI grants?
- Yes, with caveats. Different measures (for example attic + cavity + heat pump) can usually be combined under the individual grants route. You cannot combine individual grants with a One Stop Shop grant for the same measure. The Heating Controls grant cannot be combined with the Heat Pump grant.
- What is the Warmer Homes Scheme?
- A fully funded SEAI scheme for owner-occupiers in older homes who receive a qualifying welfare payment such as Fuel Allowance, Disability Allowance, or Working Family Payment. The home must have been built and occupied before 2006. SEAI manages and pays for the works — you do not arrange or pay any contractor. The current waiting list is approximately 24–26 months.
- How much does a heat pump actually cost after the grant?
- A typical air-to-water heat pump system installed in a 3–4 bed semi-detached home costs €12,000–€22,000 inclusive of integration work. The maximum SEAI grant is €12,500 (€6,500 unit + €2,000 central heating upgrade + €4,000 renewable heat bonus when replacing fossil-fuel or electric heating). Not every home qualifies for all three components — apartments are capped at €9,500.
- Is HomeUpgrade.ie affiliated with SEAI?
- No. HomeUpgrade.ie is independent. Grant rules are summarised from SEAI’s public information. Final eligibility and amounts are confirmed by SEAI after a BER assessment and formal application. Always verify at seai.ie before starting work.
