Attic conversion note: If your attic is converted to a habitable room (bedroom, office), standard attic insulation grants do not apply. You may instead qualify for roof or rafter insulation as part of an OSS package.

Who Qualifies for the Attic Insulation Grant?

Attic insulation has the broadest eligibility of any SEAI grant. Most older Irish homes qualify:

Owner-occupied home

You must own and live in the property as your primary residence. Landlords are not eligible for Better Energy Homes grants.

Home built before 2011

The property must have been built and occupied before 31 December 2010. Attic insulation grants also apply to homes that have had some upgrades — as long as the attic has not previously received an SEAI grant.

Accessible, unconverted attic

The attic must not be a habitable room (converted attic/loft). It must be accessible to install insulation between the joists.

SEAI-registered insulation contractor

Work must be done by a contractor registered with SEAI for attic insulation. This is specific — a general builder is not sufficient.

No prior attic insulation grant for this home

If a previous owner received the attic insulation grant, you cannot apply again for the same measure at the same property.

What the Process Looks Like

Attic insulation is one of the quicker grant applications to complete. Most homeowners can go from application to finished work in 4–8 weeks:

Get 3 quotes from SEAI-registered contractors

Search the SEAI contractor register for attic insulation installers in your area. Quotes are typically free and take a few days.

Apply for grant approval at hes.seai.ie

Create an account and apply online. You will need your MPRN number, property details, and details of the work planned. Do this BEFORE any work starts.

Receive written approval

SEAI processes applications within a few weeks. Work cannot start until you have written approval. Keep this letter — the start date matters.

Installation is completed

Attic insulation typically takes half a day to a full day. Your contractor lays mineral wool or blown-in insulation to the required depth.

Grant is processed

For individual grants, you typically pay your contractor and then claim the grant (paid to the applicant or, in some cases, the contractor once paperwork is approved). For One Stop Shop projects, the grant is deducted upfront by the provider.

Common Mistakes With Attic Insulation Grants

Letting a contractor "do the grant themselves" before you apply

Some contractors offer to handle the "paperwork" and present you with a discounted invoice. If they are applying after the work is done, you are not eligible. Always apply first yourself at hes.seai.ie.

Using a non-registered contractor

Many insulation companies are not on the SEAI register. Check the SEAI website before signing anything — an unregistered contractor means no grant.

Installing before approval

Even a few days of work before the written approval date disqualifies you permanently for this measure.

Not claiming alongside other measures

If you're also insulating walls or installing a heat pump, apply for all measures together. There's no benefit to applying separately, and combining saves admin.
