Better Energy Homes — Individual Grants

Apply directly to SEAI for each measure. Grants stack — do multiple upgrades, claim multiple grants. Each measure requires SEAI approval before work starts and an SEAI-registered contractor.

Attic Insulation Grant

Up to €2,000

Insulate your attic or roof space to cut heat loss by up to 20%. Standard amount varies by dwelling type — €2,000 detached, €1,500 semi, €1,400 mid-terrace, €1,100 apartment. Enhanced rates may apply for qualifying welfare recipients.

Eligibility: Home built before 2011. No prior attic grant.

Cavity Wall Insulation Grant

Up to €1,800

Fill the cavity between your inner and outer walls with insulation — one of the most cost-effective retrofits. Standard amount varies: €1,800 detached, €1,300 semi, €850 mid-terrace, €700 apartment. Enhanced rates may apply for qualifying welfare recipients.

Eligibility: Home built before 2011. Cavity survey required first.

Insulating layer on the outside of walls — the highest-impact single insulation measure. Amount varies: €8,000 detached, €6,000 semi, €3,500 mid-terrace, €3,000 apartment.

Heat Pump System Grant

Up to €12,500

Heat pump bundle: unit (€6,500) + distribution upgrades (€2,000) + renewable heat bonus (€4,000). Amounts vary by system type and dwelling. Air-to-air max €7,500, apartments max €9,500.

Eligibility: Home built before 2021. No existing heat pump.

Windows & Doors Grant

Up to €4,000

New from 2 March 2026. Windows grant varies by dwelling: €4,000 detached, €3,000 semi, €1,800 mid-terrace, €1,500 apartment. External doors are eligible separately at €800/door (max 2 doors). Requires adequate insulation in place.

Smart thermostats and zone controls — cuts heating bills by 10–15%. Cannot be combined with a heat pump grant application.

Up to €1,800

Grant toward solar electricity panels — €700/kWp up to 2kWp, then €200/kWp up to 4kWp, capped at €1,800. Additional microgeneration income possible from export to the grid.

Eligibility: Home built before 2021. No prior solar PV grant.

Solar Water Heating Grant

€1,200

Flat-rate grant toward a solar thermal system — roof-mounted collectors providing 50–60% of annual hot water needs. Post-works BER required.

These are separate pathways — you generally cannot also claim individual BEH grants for the same works if using one of these routes.

One Stop Shop (Deep Retrofit)

Measure-based grants

A managed end-to-end retrofit service — one registered provider handles everything. SEAI support is based on the measures installed and must bring the home to B2 BER or better after works.

Eligibility: Home built before 2011. BER below B2 currently.

Warmer Homes

Warmer Homes Scheme

Fully funded

Free home energy upgrades for qualifying social welfare recipients — SEAI appoints a contractor, all works at no cost. Covers insulation, heating controls, windows. Waiting list currently 24–26 months.

Eligibility: Pre-2006 home, BER C or lower, qualifying welfare recipient. Owner-occupier only.

How to Apply — The Correct Order

Check which grants apply to your home

Use the HomeUpgrade.ie navigator (free) or SEAI.ie to confirm eligibility based on your property age, type, and current situation.

Get a BER assessment

A BER assessor visits your home and produces a Building Energy Rating certificate and advisory report — required for most grant routes. Costs €150–€350; SEAI contributes €50.

Get quotes from SEAI-registered contractors

All work must use contractors registered with SEAI for the specific measure. Get at least 3 quotes. Verify registration at seai.ie/contractor-register.

Apply at hes.seai.ie BEFORE any work starts

Submit your application online. You need your MPRN (on your ESB bill), property details, and contractor quote. Receive written approval before proceeding.

Work is completed, grant is paid

After the SEAI-registered contractor completes work and submits paperwork, SEAI processes payment. For OSS, the grant is deducted upfront by the provider.

What SEAI grants are available in Ireland in 2026?

In 2026 SEAI offers grants under the Better Energy Homes scheme (individual grants per measure), the One Stop Shop (managed deep retrofit with measure-level support), the Warmer Homes Scheme (fully funded upgrades for qualifying welfare recipients), and the Solar PV and Solar Thermal schemes. Individual grants cover attic insulation, cavity wall, internal wall, external wall insulation, heat pumps (up to €12,500), windows & doors, heating controls, BER assessment, solar PV, and solar thermal.

Can I combine SEAI grants?

Better Energy Homes grants stack across different measures — for example you can claim attic insulation, heat pump and solar PV at the same time. You cannot combine Better Energy Homes grants with the One Stop Shop for the same measures. Warmer Homes is a separate route — you cannot also claim Better Energy Homes grants for the same upgrade if you are availing of Warmer Homes.

Do I have to apply before any work starts?

Yes. SEAI applications must be approved in writing before work begins. Starting work — even paying a deposit or having a contractor schedule the job — can permanently disqualify your home for that measure. There are no exceptions.

Which homes are eligible for SEAI grants?

Most SEAI individual grants require the home to have been built and occupied before 2011, with a valid MPRN, and to be using the home as a principal private residence. Heat pump and Solar PV grants accept newer homes (built and occupied before 2021). Warmer Homes is for qualifying welfare recipients regardless of age cut-offs and uses SEAI-appointed contractors.

How long does an SEAI grant take to come through?

For Better Energy Homes individual grants, written SEAI approval typically arrives within a few weeks of a complete application, and payment follows within several weeks of works being completed and paperwork submitted. The Warmer Homes Scheme has a longer assessment and contractor scheduling process — current waiting times are roughly 24–26 months. One Stop Shop timelines depend on the provider you choose.
