All retrofit work must be carried out by SEAI-registered contractors. The type of provider you need depends on your route and upgrade type.

Important: Using a contractor who is not registered with SEAI for the specific measure permanently disqualifies your grant claim. Always verify SEAI registration before agreeing to any work.

What type of provider do you need?

Different upgrades require different registered providers. Select the right type before searching.

BER Assessor

Required before most grant applications and again after works for post-works BER. Registered with SEAI. Find one before you do anything else.

When: First step — usually needed before applying for any grant

Manages your entire retrofit from assessment to grant payment. Suited to larger projects with multiple measures targeting B2 BER or better.

Route 1: One Stop Shop

A registered provider manages everything — survey, contractor selection, grant application, and payment. Suited to full-home retrofits. Grant may cover up to 50% of costs for reaching B2 BER.

Typically better for larger projects with multiple major upgrades

Route 2: Individual Contractors

You apply directly to SEAI for each grant, get quotes from registered contractors, and manage the process yourself. More control, more coordination required.

Good for 1–2 specific upgrades or phasing works over time
