Three Ways to Access SEAI Support

The right route depends on your home, budget, and situation. Each works differently — understanding which may apply is the first step.

Most common

Individual Grants

Apply for each upgrade measure separately through SEAI. You select your own SEAI-registered contractors and can phase works over time. Available to most homeowners with homes built before 2011.

Suits

Homeowners doing 1–3 specific upgrades, or phasing works over time

Who manages it

You apply directly to SEAI and coordinate your own contractors

Must apply and receive written SEAI approval before any work starts

Deep retrofit

One Stop Shop

A registered provider manages your entire retrofit from assessment through to grant payment. Grant may cover up to 50% of costs for reaching a B2 BER. Better suited to larger projects with multiple measures.

Suits

Homes with low BER (E, F, G) or those planning major fabric and heating upgrades together

Who manages it

The One Stop Shop provider handles assessment, contractors, and grant applications

Fully funded

Warmer Homes Scheme

SEAI may provide fully funded home energy upgrades for qualifying social welfare recipients — insulation, heating controls, and windows at no cost. SEAI appoints and manages the contractor. Scope is determined by SEAI's own technical assessment.

Suits

Owner-occupiers receiving qualifying social welfare payments, in homes built before 2006 with a BER of D or lower

Who manages it

SEAI manages and pays for all works — you do not arrange or pay the contractor

Important: Starting any retrofit work before receiving SEAI grant approval automatically disqualifies you — permanently. Always apply first, never start work first. Learn the correct steps →
